Stu Property Group is a three‑founder company preparing to buy, own, and directly manage cash‑flowing rental property in Massachusetts and Rhode Island.

We have not bought our first building yet. That is deliberate.

Research first, then the first building.

We are at the research stage, and we would rather say so than pretend otherwise. You will find no portfolio page here, no testimonials, and no track record, because we do not have them yet.

What we do have is a clear set of rules for the first purchase, weekly work toward it, and cash reserves we refuse to touch. This page is the public version of the standard we hold ourselves to.

Ownership first. Everything else follows.

We buy to hold. Small residential buildings, starting with a duplex, in towns we can drive to. We are owners before we are anything else; managing property for other people is a fallback, not the plan.

We manage what we own ourselves: rent collection, maintenance, and the tenant relationship. When something breaks, one of us picks up the phone.

We grow deliberately. Learn the first building thoroughly, add the next when the first runs well, and step up in size only when the numbers and our experience both say so.

Five rules for the first purchase.

  1. Cash‑flow positive from day one

    Underwritten conservatively, at real rents and real costs. If a deal needs perfect luck to break even, it fails this test.

  2. Light value‑add only

    Paint, fixtures, and better management, not gut renovation. We do not buy projects we cannot run while holding day jobs.

  3. Close enough to show up

    We search within a two‑hour drive. The first building must be within one hour, because we intend to be there often.

  4. Unanimous or nothing

    Every acquisition requires a yes from all three founders. A deal that cannot convince all of us is not our deal.

  5. The reserve floor is untouchable

    Each founder keeps a protected cash reserve that no purchase is allowed to raid. Deals are sized around it, never with it.

Three seats, one standard.

The work is divided into three seats: finance, operations, and strategy. One founder runs each, and every founder holds one vote.

We keep a standing weekly call and do independent research between calls, on the same questions, compared out loud. A missed commitment stops the group until it has been talked through. We would rather move slowly with discipline than quickly without it.

When we own, we are on call for our buildings. Direct management is not a cost we are trying to avoid; it is the point.

Stu Property Group was formed in 2026 by three founders who wanted to own real property the patient way: buy carefully, hold long, and stay close to the asset. We put in our own capital, we do our own research, and we hold each other to the rules on this page.
